Step 6: Navigating the housing market

So where to start searching for a home? Prospective DAE students are advised to begin searching through company listings and local real estate agents before increasing your search through your personal network and social media. Below you will find links that can guide you through these processes and some other short-term and emergency solutions that have been used by students in the past.

Long Term from a Company (Recommended)

Since changes to rental regulations in 2025, there has been a large increase in the number of student-only rooms managed by companies.

In general, other rooms, studios, and apartments* are within the free market, and students can rent these. In all cases, it is at the discretion of the landlord to rent the accommodation, and there are some accepted means by which they can decide who their tenant will be. Often, landlords aim to exclude students from being able to rent these properties by naming a minimum income amount (e.g. x3 the monthly rent) and in the case that you apply for a home of this sort you may be asked for proof of income.

Housing Agencies (Recommended)

Friendly Housing - Housing agency with lots of student housing. During busy periods this company has at times not provided students with an opportunity to view the apartment in advance and asked for deposits to be paid up front (two red flags when house hunting). Despite this, it is highly recommended that students view the home (physically/digitally) or have someone view it on their behalf in advance to ensure it is as expected. Link to FAQ

Goeth Vastgoed - Housing agency with both student and non-student accommodations.

House Hunting - Housing agency with both student and non-student accommodations.

Light City Housing - Housing agency with both student and non-student accommodations.

Brick Vastgoed - Housing agency with both student and non-student accommodations.

DHVC - Housing agency with mixed listings for students and professionals serving homes, apartments, and rooms.

Rotsvast - Housing agency with mixed listings for students and professionals serving homes, apartments, and rooms.

123wonen - Housing agency mainly serving multi-bedroom houses and aimed towards working or employed persons.

vb&t - Housing agency mainly serving multi-bedroom houses and aimed towards working or employed persons.

Stoit - Housing agency mainly serving multi-bedroom houses and aimed towards working or employed persons.

Direct Wonen -  Housing agency with most recent house listings locked behind paywall (~€20/month).

Housing Complexes

Social Hub Eindhoven - The Social Hub offer all-inclusive studio apartments located next to the central station in Eindhoven. Students are supplied with a fully-furnished room, private bathroom, spaces to work and relax, gym use, free bike-sharing, laundry, and a 24-hour security desk.

Holland2Stay - A popular option for students at DAE that offers studio apartments. This company operates a lottery for its rooms. Each week you will need to sign in and declare your interest in specific housing, at which point you will be put into a lottery where they will choose an applicant at random. Many of the apartments can be rented with the Huurtoeslag also (see the section of this guide on Accommodations for more information).

Magis Real Estate - Developers and estate agents with social goals. Provide student housing in Eindhoven through a number of different buildings.

Plaza - Housing complex in Eindhoven. This is the upscale sister of Monoma (see Antikraak below).

Xior- Student housing, organised with codes provided by universities. DAE has an agreement for 15 rooms that are reserved for its students in the Xior campus on Zernikestraat. When these rooms are vacated they are allocated at the discretion of the DAE Housing Officer.

Vestide

[Vestide](https://vestide.nl/) is a student housing platform operating throughout the Netherlands based upon a first-signed-up-first-served basis.

The waiting list for Vestide is very long (longer than 2 years since 2023), meaning this is not an effective solution for many master students or first year bachelor students. Either way, it is recommended to make an account in case you are in need of housing at a later date as you will move up the waiting list while you study.

Hospi Housing

In response to the housing problems faced by students over the past year, the Eindhoven Gemeente (Eindhoven City Council) have established a collaboration with Hospi Housing. Hospi Housing is a platform that links supply and demand and guides landlords in temporarily renting out a room in their home.

Hospi Housing has a large network of hosts, host families and room seekers and registration is free. It's not the typical student housing experience as you would be staying in a private room within a home, however these houses are certified, reliable and fairly priced. It is a concrete and reliable source of housing for students, however the supply is low.

Aggregators

Aggregators are websites that bring together resources from a range of different agencies or private individuals. These can be useful for finding the names and contact details for agencies working in Eindhoven as many of them use websites like these to share their listings.

Keep an eye on the terminology used in listings – often expat means working professional, while a project is a social housing complex that is typically unavailable to incoming or first year students.

In all cases, it is best to contact the agent through their own website, rather than using any of the ‘plan a visit’ buttons on an aggregator site, as the agent will ask you for more information before arranging a visit.

UpRent Uprent is a platform and a browser extension that combines listings from all rental platforms in the Netherlands into one feed, allows to filter them by travel time, sends notifications about new listings, and organizes your search.

Pararius - A popular and comprehensive aggregator for apartments and houses.

Funda - Aggregator for studios and apartments, mostly aiming at professionals and employees.

Huurwoningen - Housing aggregator with mixed listings for students and professionals serving homes, apartments, and rooms. Some rentals are offered exclusively through this platform by agents. First 14 days are gratis, afterwards monthly recurring charge of € 29,95 p.m.

Huure - Housing aggregator that collects housing from a range of different websites. Features a mixture of owner rented and agency rented housing. First 4 days cost €1 per day, afterwards monthly recurring charge of € 49,00 p.m.

Rentslam - Bot powered rental service that searches for you. Promises to send you each rental within 30 seconds of it being posted online. One month €29.95. Two months €39.95. Three months €49.95.

Antikraak Agencies

Antikraak are temporary housing solutions where tenants act as guardians of unused or empty buildings. These are popular as the rents are typically cheaper than the average however the rights of tenants are reduced. Most notably, these residences usually have a 28-day notice period that can be served by landlords at any time, forcing the tenants to move.

Monoma - This is the sister of Plaza Resident Services (see Housing Agencies above).

Long Term from a Private Individual

While there are many Facebook groups where you might can find accommodation, these are also the most common sites for scams. Be sure to check step 3 of this guide for more information on avoiding scams. In all cases, please be vigilant and watch out for people who are looking to steal your money.

Social Media

The Design Academy Eindhoven community are active through two Facebook groups; Design Academy Student Affairs and DAE Housing.

These groups are great resources for finding housing when current students or graduates leave Eindhoven, either on internship, exchange or to move to a new city. They are also valuable as you may be able to find other students and graduates searching for shared housing or who have come to the Netherlands previously from your home country and provide you with specific answers to questions regarding your move. It’s recommended to reach out to and become part of the community here as you begin your search.

Finding housing within your network

Knowing people who already live in the Netherlands can be really helpful to your search. Be sure to ask around in your networks to see if there is someone who can help you settle in Eindhoven, or perhaps who knows of somewhere you can live. Either way, someone on the ground can give you tips, help you with viewings or connect you to temporary accommodation options.

On Design Academy Student Affairs you will also be able to find students and alumni who have made the same move in the past, or who are in the same situation as you. Don’t hesitate to reach out to others as soon as possible to build a network who can help you get started.

Aggregators

Kamernet – Aggregator for rooms within shared accommodation. This is a paid service: although you can view rooms for free, to contact the landlord will cost you the price of a subscription [€26 or more depending on the length of time you sign up for].

Short Term Accommodation

Online platforms with a wide range of private accommodation to rent temporarily. Private parties offer rooms or whole apartments for rent, short term.

AirBnB - Market leading short term rental service.

Wimdu - Short term rental service also with holiday chalets in the Eindhoven region.

Booking.com - Global leader in hotel and hostel rentals.

Housing Anywhere - Website offering private lets. Very expensive.
